Chimney Issues

Over time, flashing can become damaged or corroded, allowing water to seep in. This can be especially common in areas with harsh weather conditions, such as high winds and heavy rain.

Pipe Boot Failure

Poorly Placed Fasteners

When fasteners are not driven in properly, they can create small gaps in the roofing material. This is especially true with metal roofing, where the fasteners need to create a tight seal with the metal panels. Over time, these gaps can allow water to seep through, especially during heavy rain or snow.

If fasteners are not driven into the rafters or battens properly, they will not be able to support the weight of the roofing material and the elements. This can lead to the roof sagging or buckling, which can create gaps in the roofing material and allow water to enter.

Rooftop Equipment

Rooftop equipment such as HVAC units, vents, and pipes often require penetrations through the roof membrane. These penetrations can create weak points in the roof where water can enter, especially if they are not properly sealed with flashing.

Rooftop equipment can also generate vibration, damaging the roof membrane and flashing over time. This damage can create pathways for water to enter the building.

In addition, rooftop equipment can be heavy, and if it is not properly supported, it can put stress on the roof membrane and underlying structure. This stress can lead to cracks and other damage, which can allow water to leak into the building.

Wildlife

Some animals, such as squirrels and raccoons, have sharp teeth that they can use to chew through shingles, siding, and other roofing materials. This can create holes in your roof that allow water to leak in.

Birds and other animals often build nests in attics and other parts of your roof. These nests can block gutters and downspouts, causing water to back up and overflow. They can also damage your roof's insulation and ventilation, which can lead to leaks in the long run.

Trees

Tree branches can fall on roofs and damage shingles, flashing, and other roof components. Additionally, low tree branches close to the roof can damage shingles and metal on the roof from rubbing.
